Architecture and Real Estate Strategy to Transform an Urban Asset

MH Blasco Valencia is a project that demonstrates how architecture can become a powerful tool for value creation. Developed by Destudio, the intervention began with the acquisition of a commercial property on Valencia’s Blasco Ibáñez Avenue, with the aim of transforming an underused retail space into a contemporary, functional tourist apartment complex fully adapted to the evolving demands of today’s hospitality market.

With a total built area of 430 m², the project involved the complete conversion of the property through a subdivision and change-of-use scheme, including all necessary licensing procedures and operational documentation required for the creation of 11 tourist apartments. The process encompassed every stage of the development, from feasibility analysis and urban planning procedures to architectural design, interior design and construction management.

The intervention has resulted in a collection of 11 tourist apartments of varying typologies, including studios, one-bedroom apartments and family suites. Designed to provide a comfortable, flexible and contemporary accommodation experience, each unit has been carefully planned to maximise space, natural light and functionality. The interiors embrace a calm and timeless aesthetic, defined by warm materials, clean lines and high-quality finishes.

The project goes beyond the creation of private accommodation spaces. Shared amenities and communal services, such as the luggage storage area and self check-in systems, are part of a broader strategy aimed at enhancing the guest experience while improving the operational efficiency of the establishment. Design, technology and functionality work together to deliver a hospitality model tailored to the needs of the modern traveller.

From a real estate development perspective, MH Blasco Valencia represents a commitment to urban regeneration and value creation through adaptive reuse. The acquisition of the property, with an investment of approximately €660,000, combined with a construction investment of around €590,000, has transformed a former commercial premises into a high-value asset, highlighting the potential of architecture as a driver of both profitability and urban transformation.

Completed within a 10-month construction period, the project reflects a comprehensive planning process in which design, project management and real estate strategy were developed in parallel to achieve a common goal: creating a distinctive, efficient and future-ready product capable of responding to new ways of experiencing and inhabiting the city.
